The Landscape Maintenance Contractor (hereinafter called the “Contractor”) shall recognize and perform in accordance with all stated intents,  specifications, and stipulations contained or referenced herein requested by Bridge Creek Reserve Homeowners Association (hereinafter called the “Client”).  Each bidder shall be responsible for researching the existing conditions and matters that affect the cost or performance of the services. 

• The contractor shall mow grass areas, weed eat, edge, blow, and clean up every 7-10 days or as weather permits, but not to exceed 14 days during the growing season to maintain a well-manicured appearance.  Mowing outside of the growing season will only be conducted as necessary to keep a nice healthy appearance. 
• The contractor shall trim all shrubbery and flowerbeds at least two (2) but no more than four (4) times during the contract period as needed to maintain desired shape and height for a healthy and well-manicured appearance.
• The contractor shall trim/prune trees twice during the contract period. 
• Deep cut selective pruning and hard cutbacks will be performed on plant material during the winter months for corrective and restorative purposes. The client shall be informed before any drastic cutbacks are performed.
• Dead or damaged portions of plants shall be removed whenever possible.
• The contractor shall make sure all drains are free from debris during the mowing season. 
• The contractor shall apply herbicide on walkways, curbs, and parking areas/driveways to prevent unwanted grass/weeds as needed. 
• The contractor shall inspect the irrigation system once per month during the contract period to ensure it is operating efficiently and watering the landscaping appropriately.  The client will provide batteries for the system contracts upon request.
• The contractor shall furnish all labor and materials in accordance with the above specifications.
• The contractor shall purchase and apply fresh pinestraw twice per year in March and October (approx. 45 bails), ensuring that the area is free of weeds.
